At once a business district, service hub, commercial and administrative center, residential zone, tourist destination, marina, and cultural landmark, BAY OF KINGS represents the first phase of the urban transformation of Champ Triomphal, a new axis of urban densification and intensification in the capital. This development is led by the Maritime Façade Development Company of Champ Triomphal (FMCT), a subsidiary of the Gabonese Strategic Investment Fund (FGIS), as part of the Emerging Gabon Strategic Plan (PSGE).
The development of parcel N2D in the Northern Zone will be among the first real estate projects within the BAY OF KINGS, adjacent to the future headquarters of FGIS and its subsidiaries.

Shielded by its white envelope and sunshades, the KING BAY CENTER will stand at the forefront of urban renewal, offering a structure that provides the flexibility, functionality, comfort, and well-being essential for the success of the businesses, services, and commercial establishments it will host.
Positioned at the intersection of two roads, the building enjoys high visibility. As a future urban landmark, thanks to its strategic location and distinctive architectural design, the KING BAY CENTER is structured over six levels (ground floor + 5 upper floors).
The geometry of the façades and gables evolves across the different levels, symbolizing ascent and adaptability, following the same formal logic as the future FGIS headquarters.
The base extends to form a continuous and vibrant urban frontage, with storefronts of services and shops engaging with the city. The upper floors progressively recede at the edges and corners, maximizing visibility and shaping a remarkable volumetry.
The roof of the top floor is fitted with photovoltaic panels, reinforcing the project’s commitment to energy innovation and efficiency.
The white envelope does not extend to the ground floor, leaving the façade fully exposed at street level, integrating storefronts and urban permeability. A large double-height incision at the center of the building creates a recessed porch, marking the main entrance. This intermediate space, sheltered by the overhanging upper floors, will also be accentuated by the installation of a sculpture, a future symbol of the site.
The façade is extensively protected by an outer shell shielding it from solar exposure and heat. White and highly reflective, made of lacquered aluminum cassettes or aluminum composite panels, it ensures corrosion resistance, while an external thermal insulation system helps maintain indoor thermal comfort.
The openings, optimized for natural lighting, are shielded from direct sunlight by angular sunshades, positioned according to façade orientation. The horizontal component extends outward, effectively blocking vertical rays, while the vertical element is positioned on eastern or western façades to counteract low-angle sun rays. The side elements are perforated, preserving uninterrupted external views.
The building includes a basement level with 92 parking spaces, complemented by 45 additional outdoor spaces at the rear of the property.
