The masterplan relies on the traces of what already exists and the project develops according to the former road grid while respecting strong constraints and encouraging urban permeability and circulation between places
The housing program offers a maximum of exterior openings benefiting from double or even triple orientations
The multiplicity of viewpoints contributes to staging the architecture and its interweaving with the environment
The project is composed of a succession of cascading volumes from R+3 to R+8 organized around a transversal fault accessible to vehicles or pedestrians along a North–South axis
The R+8 prow volumes mark the entrances and the shared alleys while offering the necessary setbacks
Public spaces are generous and structure the hierarchy of places
The housing is set back from the nuisances of the A86
It contributes to animating Boulevard Gallieni which connects it to the city center with access to the town hall on foot in ten minutes
The urban greenhouse marks the entrance of the district through its activity and that of the organic market offering 24/24 animation
Other activities such as the business hotel and the central kitchen occupy the northern strip of the site yet remain little visible as they are hidden beneath the pedestrian and cycling path linking Place de la Bongarde to Place Haute and further towards the southern districts via the footbridge
